I realized that I posted this question in the wrong forum here and re-posted it in the REO forum.
Not sure how to delete a post once it is already posted.
I still wanted to clarify the answers that Wade gave me, though.
Very good advice from all who have answered and all of it I had been considering but wasn't sure about.

Wade,
On the one property that I am talking about I saw that it had changed hands at least 3 times, according to the assessors website and the last 2 times were quit claim deeded.
That means to me that there is no longer a clear title to the property because of unpaid taxes or some other issue regarding the title. How would I deal with that? Or do I just walk away from this deal?
I have no personal vested interest in this property.

In my searches, I found out who the current recorded owner is, then backtracked from there to the bank that sold the property as an REO on a tape. From the current recorded owner back to the bank, the property may have changed hands anywhere from 1 to 4 times.
From the bank to an LLC or LLP (who knows how many times the property changed hands here), then to a private investor or a private individual.
What I am wondering is by the time I get a chance to make an offer on this property, I am not sure who the true owner/seller is, so how would I go about doing that?
My other question is, since it was quit claim deeded in the last 2 transactions that I see on the assessors website, would I have to pay any outstanding taxes on the property?

I found some REOs and when I was backtracking the title (through the assessors website) I found that the proeprty changed hands several times in the space of 1 or 2 months time. Some of the deeds that were recorded were quit claim and some were warranty. I am wondering if one of those transactions did not get recorded (essentially clouding the title to the property), would there be a fine from the assessors office?
Can a property change hands several times through quit claim deeds and w/o being recorded?
I would appreciate any answers and advice on this matter.
