I tell the tenants I share ownership with other investors and I am responsible for all day to day management.  Some things I can decide on my own and others need approval of all owners.

This is not untrue; my wife co-owns the property.

I too drive an old pick up truck when I meet tenants or visit the properties.

I do use Facebook.  But so far, my best applicants have come from Zillow listings.

In general, each community has facebook groups for buying and selling, to include houses/apartments for rent.  In the search bar of facebook, type in the name of the town and words like "rent", "housing", "homes", etc.., until you find a group title that sounds like what you are looking for.  There's probably going to be more than one.  Some may have open membership and some may be closed.  Looking at how many members the group has will give you some idea of how many people your post will reach.  Be sure to read the posting guidelines from the group owner before posting.

Another thing I remembered after reading Kim's post:

Provide the tenant the locations of all master shut off valves/switches (water, gas, electric) as well as pictures of the valves/switches in the OFF position.  I tell them if there is an emergency, make the valve/switch look like the picture.

I also use the stainless washer hoses.  Here are some other things to add: Door stops behind doors so they don't damage the drywall with the door knobs. Rekeyable locks.  Heavy duty window screen mesh. Fire extinguishers.

There's probably more to add to this list.  I just can't think of them at the moment.

1.  Don't provide legal advice to a tenant unless you are a lawyer.

2.  Your new tenant is probably not giving you the whole story because he is already giving you a reason why he cannot honor the lease he signed with you.

3.  If you really want to give the tenant the benefit of the doubt and help him out, mutually agree to terminate your lease with him, return the deposit and advertise the property to other potential tenants.  This is probably the most you can do for him without getting involved in this soap opera.

Most of the bad applicants are proud to show off their lifestyles on social media to the public.  Recently, I saw a young man ask if anyone would rent to him since he had a felony.  I checked his profile page.  It had a picture of him in a mask, holding up an AK 47.
