Thank you all for your input! It was clear as day why these PMs didn’t want to manage the property but I felt my agent was gaslighting me into believing it’s because I am out of state investor…whatever that has to do with anything. Either way! I have backed out of the deal and have several lists from the PMs I spoke with, with zip codes they do service. Again, thank you everyone!

Hey Heath. You are right and I have searched low and high it feels, to no avail. I’m in the Midwest. It’s been dizzying speaking with different PMs and having EVERYONE turn me down on this property-even a couple of PMs I spoke to before going under contract on this property. Thinking it may be time to walk from this property. Curious as to your thoughts?

Don’t settle for an unresponsive PM—especially if you’re remote. Keep calling around, even outside your target zip code. Some PMs will expand for the right property. Also ask local agents, investors, or title companies for referrals. Worst case, consider short-term self-management using a service like Hemlane or RentRedi while you keep searching.

Hey Cole. Thanks for your input and I 100% agree about utilizing the current PM which is why I am conflicted with proceeding with this deal. I cannot find a PM to manage this property; every other company I’ve interviewed will not touch it because of the zip code it’s located in. My agent did recommend a PM but I am looking for someone with a little more experience. Even the PMs that have turned down managing the property have referred me to other companies that may do so, and those referrals have turned it down as well as soon as they see the zip code. I am thinking of backing out of the deal entirely because it seems everyone knows something I do not.

Hello all,

I am under contract on my first property and because it happened so quickly, I have been unsuccessful in securing a PM. The issue is every PM I have interviewed in the local market has stated they do not manage within that zip code. The property is currently being managed professionally by a PM company but they have been unresponsive and dragged their feet with providing information my agent and I have requested ; I was totally on board with interviewing them and possibly keeping them as the PM but this has thrown up a red flag. I live abroad and am new to real estate so a PM is a must. Any advice for this newbie?

@Drew Clayton I am so sorry you are going through this and hope you found a way to remediate this situation. I am actually under contract on a property in Columbus, OH and weighing the pros and cons of self-managing vs. property PM because I cannot seem to find a PM that seems reliable and worth the costs. If you don't mind, I would like to send you a message about who your current PM is, who you are switching to, and how you are navigating this situation? Thanks in advance!

Hello BP Community! My name is Aja Sellers and I am new to the REI world! I attended a REI conference back in October 2024 prior to knowing anything about Bigger Pockets or investing in general, and it gave me the motivation to seek out information and shoot for my first couple of deals in 2025. I am an American living and working abroad; I have been in Europe for six years now! So the idea of doing this all from afar is a bit daunting, however, I know the most important thing here will be to create a great team and outsource as much as possible.

I have set my sights on a couple of different markets being in the Southeast and the Midwest; these markets seem to provide the cash flow I am initially interested in generating to value add to the properties I purchase. Definitely glad to be a part of this community and learn from some great folks!
