I'm a newbie, but here's my input

1. Vacancy - highly dependent on area, need local input here

2. Repairs - 10%

3. CAPEX - dependent on age of home, calculate base on age of big ticket items (water heaters, AC, roof, etc)

4. PM - 10% quick phone call or internet search will get you number

Again, coming from a newbie who is about to rent his first property

Good Evening,

I'm getting started in real estate investing here in the treasure coast. I bought a townhome and after living in it for a year and a half, we're moving into a new place and my plan is to rent the townhome out. I have a small handman job so I'm reaching out the the local BP community to see if anyone has any good references for a handman, and while I'm at it...a decent contractor. Any and all feedback is welcome.
