Hello all! I am working on listing my recent rental property which is a SFR however it has a separate basement unit. It is a house and the main unit will include the 2-car garage while the separate basement unit will not. Both 3 bed/2 bath. Anyway, how can I list this on Zillow but not miss out on people searching for houses vs. condos, etc.?

Utah is a non-disclosure state, so there is a lot less public information available about real estate transactions. 

Cason, thanks for the response.  I am aware this is a nondisclosure state so my searches will be more limited.  I'm looking for any public records that are available to locate potentially motivated sellers. Examples: Bankruptcy, pre-foreclosure, liens, lis perden notice, power of attorney, divorce, etc.  I know some of the examples I mentioned fall under the nondisclosure here in Utah. My question is what is disclosed and what tools are available to research it?

Has anyone had any success searching through Utah public records with online available resources?  If so what sites have provided you the data you're looking for?  Ideally, I'm looking for a resource that will search multiple types of records however after finding little to nothing beyond tax delinquents I am open to anything you have had success with! 

From my searches so far Utah seems to be pretty limited on the records that are available and even more limited on web search-related resources.

I'm completely green to the REI game. I plan to step up to the plate and take a swing here soon.

I was attracted to the CCCF program as it seems to simplify the process some by putting together a step by step process to attracting off market deals and executing them.

I decided to take the leap and sign up for the program. I’ll have to keep everyone posted on my experience.
