Welcome Van! I live here in Abilene. While I currently do all my own remodeling and am new to the rental owning aspect, I do have one that is doing very well and am currently throwing out offers to grab another. I agree about the info here on BP being invaluable. Good luck in all your future endeavors, let me know if I can be of assistance!

Hi Stephen and a big welcome to the neighborhood. I am fairly new to the business and am actually starting a company on the side tackling the preservation side of the market. Not sure of how much help I'd be to you as I'm fairly new at this as well but maybe we can learn together!!!

That's exactly what it is. There should be piping or something that runs back to the house unless it was used primarily for landscape irrigation. If you want to dispose of it then the pipe could technically be pulled out but I would just cut it below ground say 14-18" below can either fill with dirt or one could cap it with a PVC cap if there is a possibility of wanting to use it down the road. Just my two cents of course

I think Tim is right. The brick just needs a good power washing with some TSP or good cleanser, new roof and personally the red roof, yellow siding, white trim and beige colored brick seems a little too busy looking. I think if you tone it down a bit to a more smoother contrast of colors you will be in good shape. Just my opinion of course ;-)

From the couple that I have done in my past as far as the plumbing itself, your major costs are going to be the choice of materials (personally I would go with pex for any long run of the water supply) and then really all that's left is tapping into the sewer drain. Especially if you already have an idea of the other costs I.e electrical, fixtures ECt... If you are doing it yourself the added costs will be no more than $500-$1000 for the run supplies to tie into your other pipes. Then all that's left is to run the stacks up and out. IMO of course. Good luck either way. P.s. I have a bedroom that was previously a garage that has a closet in it in my rental with the 8x14 measurements and while I personally wouldn't want it for my house, they love it...so I'm sure either route you take is gonna be just fine. Consider the area and how much u want to put into this project and go from there ;-)

Thanks for the help guys and the experience. Just one of the many reasons I love this site. I'm just trying to make the best of this storm stuff and not have the 3% deductible cost me so much out of pocket on the 100k so figured if I wrote in my labor for putting in new windows that would alleviate some of the bulk if I could charge a little labor

This is an excellent post. I've always taken the dried or non usable paints to the recycling center here in town and have bought from our local restore and mistints but never thought to grab paint from the recycler to use. Thanks for the helpful tip

No not necessarily, I was just curious as to if I put in a claim today (mainly on the broken windows aspect) to go ahead and get them taken care of instead of leaving a tarp on them until they can get me the money. i.e. go buy a new window and replace it and then have them refund me for costs, time, and labor or if they restrictions on that. The roof can obviously wait but its been storming here and we've gotten a lot of unexpected rain and I'm not sure as to if there is more to come. I have tarped the exposed one but with winds and downpour...there is only so much that tarp can handle
