Thanks Greg.  I'm waiting on police report right now and will take necessary steps to move on from this tenant because I have 3 other tenants right there who I'm sure are a little nervous and will be watching how I respond..  Thanks

I just received a call that someone was shot and killed inside one of my units last night.  The people involved aren't on the lease. Sounds like a fight broke out and someone was shot and killed.  This property is a duplex and I have another duplex right next door.  The tenant who lives upstairs called me today very concerned for their safety which is expected.  I need some advice on whether or not I can evict the tenant where this took place even though they weren't personally involved..?  This is actually a very nice neighborhood and very quiet.  I don't want the other three tenants to leave over this issue because they feel unsafe..  Any help or guidance would be appreciated.  Thanks

I would personally stay away from this deal.  Yes, they have long term tenants, but do they actually pay on-time?  Do they call about every little thing that goes wrong?  For these type of area's, I would prefer if the units were vacant so you can filter out the people you want to put in these rentals.  Your turn-over typically will be higher in these type of units and the tenants are very hard on the units in the long run.  Good luck either way.

These tenants must enjoy the unit because they have been there for 5 years now. I would just forget the $200 and don't look back.  The unknown of having new tenants move if these people leave after their lease is up will cost more than the $200..  These are the type of tenants you want to stay happy because if they haven't left now, there is a good chance they will be there another 5 years or longer.

Hello BP Community-

My name is Brian and I'm a part-time investor while working full-time as a VP of Operations for an automotive company.  I currently own 12 rental properties in the Metro Detroit Area.  I've acquired all of these units over the past 2 years.  My goal is to get up to 100 units between multi-family and single family within the next ten years.  I have a passion for wanting to attain financial freedom and become a full-time investor.  I hope to meet many of you through BP going forward.  Thanks
