@Michael Lemieux Thanks Michael, but what I was referring to is that I have yet to come across anyone in person, not via online, that is willing to be a "mentor". If you do then they probably want you to pay them for help. I've already spent a bunch of money on education and "help" with the Fortune Builders system from Than Merrill and those guys, but nothing beats hands on 1-on-1 involvement in my personal opinion.

It just sucks when everybody wants you to pay for it up front. Not real "help" if you ask me.

@Joseph Grullon Hey Joseph what's up. I'm also in South Florida and I'm trying to find out the same thing. Seems like all the deals are going to construction companies, foreign investors, and hedge fund guys. It's rough for a little guy like myself and there doesn't seem to be anybody willing to be hands on as far as helping a newbie out.

As I continue to build my spread sheet with hard money lenders I think I have to reconsider Do Hard Money. I figured there loan program seemed to good to be true.

Can anyone please refer some reputable HML's that loan to investors in Florida (more specifically South Florida).

@Bill Sargeson Call me slow here, but It just hit me that putting a down payment on the loan is actually going towards the purchase price/repair amount of the property. Just the lender wanting you to have some skin in the game. Every time I saw terms like that I would say to myself "Self, why would I give the lender $20k in order to get a loan if the reason I am coming to you for the loan is because I don't have the money in the first place".

For some strange reason I didn't view those hard money or rehab loans requiring a down payment as the same as a normal mortgage.

Brain fart!!! Sorry, I just fealt the need to share that.

@Richard T. Maybe I haven't been looking long enough, but I have not had much success so far with deals on the MLS, and finding good wholesalers in this area seems to be much tougher than other areas of the country. Deals that I have been sent have over valued ARV's and/or over priced asking prices. At the moment I would be using hard money as my funding (I have no current private investors at the moment) and these deals I'm being sent would never get funded at the asking prices I'm seeing.

My name is Brian and I'm from South Florida. Currently I live in Miramar. I am a rookie in REI, but I have been learning and researching various aspects of the business for almost a year now and I'm ready to dive in. My main focus right now is rehabbing in Broward, Dade, and even Palm Beach county secondarily. I'm looking to network and build with the right people here in South Florida to help get my business going and growing.
