Looking for recommendations for medium-to-high level handyman to make property rent-ready.  Has to be reliable, cost reasonable and knowledgeable of Section 8 requirements

That is what I am asking about - he DID NOT drill out locks and  as a result the lower unit sustained a major water damage

Apparently the tenant was "hostile" and property manager did not want to endanger himself or his staff...

If there is a water leak (intentional) from an upper unit into the lower unit, and upper unit tenant (being in the process of eviction) is not allowing property manager to enter it, is property manager within his rights to enter it by drilling locks ?  If he does not, is he being negligent ?

Can anybody recommend an aggressive attorney in the area of Landlord/Property manager ?  Not a huge case but need assistance/advice

So the bottom line (if I understood correctly) that I should from LLC in the state where my properties are located, right ?

Brandon, as mentioned before State Farm allows threshold of 4 rentals, anything over that required commercial umbrella policy

Looking for the most cost-effective policies for my 4 rentals in KC area.

Curt, here is the reason.  I have more rental properties in other states and personal umbrella policy allows only to include up to 4 rentals besides personal residence. In order to put more than 4 rentals under insurance policy requires a commercial umbrella with different rules and premiums.

I have 4 rental properties in Missouri but live in California. Planning to form an LLC and transfer properties into LLC. I will be an only owner of LLC to avoid filing a separate Federal tax return.

Questions :

  • Does it matter where do I create an LLC - Missouri or California ? Or perhaps in Delaware (would it give me any tax/business advantage) ?
  • Do I really need a lawyer to form LLC or can I use the "do-it-yourself" services ?
  • If I use online services which one is the easiest / most cost-effective ?
