Good morning BP Family,

I have leased my property to a couple who has now asked "how much would it cost us to move our son, his wife and their child in with us"?  I currently rent the property for $2,400/mo.  The property is located in MD.  My question is can I legally modify the lease to add the 2 additional adults and increase rent by $600/mo?  Appreciate any advise you all have to offer.  Thanks.

Good morning,

Although I have been in the business (rehabbing and landlording) for over 15yrs I have never actually wholesaled a property.  Therefore, I am hoping I can get some guidance here.  Can someone tell me if you can wholesale/assign a MAR Contract?  If so, is there certain language I should to the contract, and where?  I am expect to do more wholesaling to support the retail and landlording side of my business.  Last question, where can I go to get a wholesale contract for off market leads.  I'd greatly appreciate any advise/guidance you all have to offer.

I could really use some advise from the BP Community!  I am having some difficulty with one of my tenants.  Here's the scenario - I have/had my tenant set up on biweekly automatic rent payments through her workplace payroll.  She has missed the last 2 payments.  The property is in need of a new HW Heater.  She just reported she had no hot water Friday.  I had a plumber come out to assess this issue Mon.  My question is can I delay installation of the new HW Heater until rent is paid?  I feel it's my only recourse/leverage at this point since courts will not process evictions in the state of MD as a result of Corona Virus/COVID-19 pandemic!  I'd really appreciate any advise you all are able to offer!

I just found out that my tenant hasn't paid the water bill since they moved in (12 Jan 17)!  When I asked the Utility company why they haven't terminated the tenant's service their response was it's against the law!  They can't turn water off due to Fire Protection Law.  This obviously came as a surprise to me.  They are current on their rent (although, will be late if not paid by 5th of this month), but they are roughly 6 months behind on the water bill.  The balance due is $613.85.  Can I evict a tenant for delinquent utilities?

Zoning: Residential

Assessed Value of Land only: $104K

Seller Asking Price: $125K

Location: Southern Maryland

@Taylor L. I'm assuming you had to pay a fee for the Architect's services, correct?  I'm trying to figure out a low/no cost way to have the property evaluated, so I'm not out of hundreds/thousands of $ in the event I decide not to purchase the property.

I have a piece of land under contract in a manufactured home development. Does anyone know a resource or a reputable company that sells manufactured homes? I live in Maryland. Thanks
