As an real estate agent what types of investors do you like to work with? What are some questions that really annoys an agent coming from a newbie. And what are some good information to share to make it easier on finding deals.

What sort of arrangements works well if a investor needs help running comps every now and then, as well as needs help writing low ball offers before eventually closing on a deal. Is paying some monthly fee good enough for access to MLS data without being on a conflicting situation where it feels like investors are wasting your time?

@Cynthia M Sanders I have came across some bad crime rate numbers for this area. If you don’t mind me asking, why are you moving to Brunswick? Do you see any future growth and reduction in crime in this area?

@Aundrea Newbern, Brunswick, GA is listed as worst in terms of crime, how has your experience been? Are you seeing any future growth in the area in terms of employment and increased safety?

@Justin R. I do want both! wouldn’t that be nice. I understand I have to choose one and cant have both. I have a full time job and since I don’t plan to replace my income yet, appreciation might be what I am looking for but the property should cash flow enough to cover expenses as well as the capex reserves and vacancies, so that the property is self sustainable and mortgage is being paid to build equity. Please let me know if that is valid plan or we can do better.

@Rob Drum I do plan to visit the area meet local investors as well as network with out of state investors in the market i will invest. Thanks for the advice.

@Lane Kawaoka how much do 1-2 evictions a year and 3-4 big things costs for a case if you have 10 houses, to get an idea on what to expect. of course, the answer might be it depends on the condition of the property. But generally, are you saying 3-4 big things to be 5x4=20k a year to maintain 10 of them?

@Luke Sass I was thinking to diversify based on location but the time it takes to find a team may not be worthwhile to move from one to another.

@Chris K. that is great advice thank you! I have the flexibility to choose where to move next for the longer term, so I was thinking of finding a location where the real estate investment opportunities would be ideal. But, it feels like no matter where I move the 1%, 2% rent ratio might be difficult to achieve, so I might end up looking for out of state investment later as well, so why not start now. But the possibilities are that if I can invest in 2 hours radius from where I move to that might be a better choice. Holding off 1 and a half years before buying the first rental is painful after all the information overload and excitement from the biggerpockets.
