None at the moment. Looking to get into birdogging then wholesaling once I'm experienced enough to pull it off.

It is attractive, if I wasn't a dirt poor newbie I'd consider making an offer myself. By the way another reason I am interested in double closing is I would eventually like to get into REOs as well as the fact that I like the idea of keeping my exact profit numbers private as to avoid any seller issues as I would like(it's a dream I know) to deal with mostly mls and pre mls, but still brokered, stuff (I think I'd be better with a computer and with developing business relationships with brokers then I would be talking to distressed sellers, and my disability makes it hard to do the physical maketing(bandit signs etc...))

Is it possible to get transactional funding without an entity (as an individual)? I'm not looking yet just asking. All the ones I've seen want a company to take the title. I'm new so I am just curious.

I will. I was just asking out of curiousity. Thanks for the answer.

PS good cash-flow deal in San Antonio, shouldn't be too hard to find a buyer (I hope).

I know there are just a few left but I've read it's pretty dead. Would it even be worth looking for one? no deal yet just asking.

Tanks guys, I will look into the specialty markets. Although I am think it may be best to focus on learning REI and maybe getting a par-time job (I'm in college) as an agent assistant or something to gain insight into the market.
