I would not recommend doing IKEA cabinets in rentals. They are not sturdy. If I am not mistaken, they used particle board for their boxes instead of plywood. Particle board if expose to moisture will bulge in few years.

I would try to find a local supplier and look for all wood cabinets with nice construction. You can get very nice all wood cabinets for a 10x10 kitchen (about 14 cabinets) for about $1,600 to $1,800. Even cheaper if you do some research.

 I would recommend going with new appliance, unless you are doing very low income rentals. If you find a good source, you can get your new appliances relatively cheap and they will last. Just to give you an idea, we sell brand new stainless steel Kenmore electric gas stoves from $366.00 plus tax and they comes with manufacturer's warranty. 

A used stainless steel stove from a dealer will cost you about 230-300.  I am sure you can find cheaper appliance on craigslist but you have to spend a lot of time and energy looking for them and most of they don't come with a warranty.

It will depend on the quality and color or granite.  Just to give you an idea, if it is going to cost you over $35 per sq ft. Don't do it unless you are doing a high-end rehab / rental.

Do you have a fabricator? Remember in most cases, labor is more than the price of material when you talking about granite. Also, what are you going to do with left overs?

Go with wood. You can find many hardwood flooring deals. There is not a significant difference between wood and Pergo. Hardwood floors look much nicer and will last forever (unless there is water damage).

There is a huge margin on windows and kitchen cabinets etc. Most retailers mark them up by 50% or more.  If you have time, I would suggest getting a few more quotes. A two day turnaround is very quick. Also, what all covered in their warranty? With lift time warranties from relatively small companies there is always a risk of them going out of business.

Hi Carl,

Apartment building is a lot of work especially in a low income area. I would suggest starting small maybe a 4 to 6 flat before getting into something big.
