What to ask the BP community... What was your most creative offer for a multifamily owner financed property?

I haven't posted much on here yet, I have been spending most of my time reading, listening to podcast and watching past and weekly webinars. 

A little update on what has been going on with me. I have been working with a local investor and he has asked me to write him an offer for a duplex he currently owns (for practice purpose). I am at a bit of a stand still since I have never seen an actual offer. My questions to the BP community are... Is there a formal format for offers? And if so where might i find one to educate myself on how to move forward? Also He wants me to be creative and make a few different offers being creative with them of course... I am having some difficulty because as I said earlier I have never seen an offer so I'm not sure how to present one. Thank you everyone for being on BP and for the wealth of knowledge that is shared.

James, I have actually never seen that misspelling of my name before ( thank you technology ) and believe me, I have seen plenty! Williamsburg is a great area, I spend a lot of time there with friends and would love to invest in that area in the near future. Welcome to the area, I have actually been here since 1985, minus a few years I spent pursuing career opportunities in other states. Glad you are liking it here. Hope you find some good deals here in VA too.

Again thank you everyone for the welcomes and for the great advice. Paul, I have downloaded the newest book and am getting ready to start reading it now. Also looking into ordering the 2 books you recommended too. Just starting to reach out and attend local REIA meetings, better late than never. Thank you again for the advice and encouragement BP people rock.

My name is Robin Tamburri and I am very new to real estate investing. Like many on here I have been reading on real estate for years and have yet to make my first deal. 2015 is the year I change that though. I am looking to invest in multifamily homes and rent them. I have no real estate background and appreciate any feedback. I am working with a local investor to make my first deal. I am still very new and have only completed a few analysis so far but am working on analyzing at least 2 - 5 per day to get some practice. any suggestions for other daily practices are welcomed. I am excited to be on here and get as much information as possible and hopefully soon I will be able to give back from my experiences and knowledge.
