Do you know what you're looking for? Most times open source data analysis is conducted by aggregating info from a variety of sources.


 I like the BLS reports for labor data. I am also looking for data on submarkets for commercial real estate trends. I am looking at a property I might want to convert into a smaller office, but I want to analyze the market can support it.

I'd agree with househacking as the best way to start in most cases, and beyond that friends and family can help you raise some of the money necessary for the 3.5% down. However if you aren't able to save up the 3.5% I would be hesitant to recommend you buy a property anyways, as you'll need to have a good financial foundation to whether any unforseen costs that come up while owning a property (capex/maintenance).  I have cash from other investments. I just want to leverage OPM as much as possible. As you all stated, I need to do my first purchase, hack or otherwise, then seek the OPM for the following purchase. 

I have not owned a property for about 5 years now. I tried to find OPM but a few keep telling me I don't have enough experience. Is there a way for a person considered a newbie to find OPM without having a big down payment?
