I got an email from a guru pitching this course, called Pre-Vacant House Goldmine, created by Sean & Tracey Flanagan.  I watched the intro video, but it was very vague, saying stuff like "we promise you've never heard of this before".  Does anyone know what the course is actually teaching you how to do?

There is a really good BP podcast about student rentals. I think the presenter's last name was Syrios (?). Definitely worth a listen.

I have a potential tenant for a residential home in Mesa AZ who wants to use the rental property as a group home. I spoke with our landlord/tenant attorney, and he said it would need to be a commercial lease, since the tenant is a business. The attorney doesn't have a standard commercial lease or group home lease.  They would have to draft the lease from scratch for that scenario, which would be expensive. 

Does anyone know an attorney in AZ that has a standard lease for renting to a group home? Or does anyone have a template you could share?

I know of one property manager in Mesa that I think is actually good.  They  charge 10% on the management fee which is on the high end, but they don't mark up service calls at all.  Feel free to email me if you would like the contact info.

Looks like it's run by Kevin Sparks?  He used to run a cashflow game group that I went to once or twice several years ago.  He seems like a decent guy.  There will probably be good content, but I expect he will bring in a guru or 2 as well and try to make some money.

If you're not familiar with the Arizona Real Estate Investors Association (rather than "Group"), that is the big investor club in AZ.  Meets every month at the celebrity theater in Phoenix.

A lot of notes have a line to the effect of "if borrower violates any provision of this note, then lender may call it due". So in that scenario, if the lender really wanted to call it due, they could probably figure out some minor provision that had been violated.

Performing loans do get accelerated from time to time, if the bank finds out the due on sale clause has been violated. Yes, it's rare. Yes, I've had it happen to me. Yes, I know other investors that have had it happen. Yes, it was in this country and this solar system. :)

However, the question was about whether a performing loan that had NOT violated any loan provisions could be called due. I really doubt it would happen. But it's possible, depending on what they put in the note, especially if it wasn't a traditional lender or bank.
