Just like in a standard wholesaling transaction, the simplest solution is to take an assignment fee. That way you don't have to worry about licensing laws or whether you're practicing real estate without a license.

Another option is to buy the property with seller financing, mark it up, and sell it with seller financing ("wrapping" the seller financed loan that you got from the seller), or as a lease option. In that case you should make more money, but you'll have management to deal with.

Question for Phoenix area investors: Do you have a good handyman that you would recommend? The last couple of good ones I was using either moved or moved on to something else.

I saw this same question elsewhere in the forum but with no responses. Hopefully the right person will see it this time!

I am a full time investor in Phoenix. There are almost no houses for 30k anywhere in the metro area, except burned out or gutted houses. Nothing in rentable condition. Of course if you are an active investor you can find a deal, but they are still rare in that price range.

I would be interested to hear from other investors around the country whether you can buy something decent in that price range. I've heard that the Midwest and South have some areas like that...
