I suppose the demand for new properties do exist and even the rentals. I ended up receiving 50+ viewing requests and 15-20 filled applications for a single unit.

If you are able to force appreciation/value addition, that might be a worthwhile project to undertake. Once you're done with it, whether you want to hold it or dissolve for profit will be your choice - as both of them seem to be working well in these markets right now.

@Kam Lolavar I've been researching and working on Oshawa region for the past 6 months.

I see the market process 6 have soared in the past 2 months. It is not uncommon for a cashflow property to receive 70-125k over asking, thus taking out the positive cash flow.

I got a legal duplex in Oshawa on new year's, and my brother got one right now. He had to pay 76k over asking, unconditional offer to get accepted.

The market is too hot right now for sellers.
