Im in the same boat man. Im currently in a contract for my first turnkey deal its in memphis. I think you really got to make sure you can trust the company you work with especial if its your first time. I think one of the most important things is being comfortable and confident in the people your investing with. Once you find a company have them send you some properties and run the number over and over and over. Then ask questions and run the number again.

I am currently working with them to get my first deal. My whole reason for going with them IS their reputation. I was just more comfortable working with them because there are many people who have nothing but good things to say about them. 

It does seem as though you can get better deals out there if you know what your doing or go with a smaller companies with less over head. The way I look at it is I am investing in a proven system and paying a bit of a premium for that. 

That being said I have a feeling once I get this deal done I'm going to want to explore better deals with those smaller companies or do some of the work myself. We ll see.

If your interested in rental income properties I really like "HOLD:How to Find, Buy, and Rent Houses for Wealth.  Good book to read through and then refer back to from time to time.

Yup Im in the same exact boat @Julian L. All the areas you mention are the areas most will advise you to look. Inglewood just east of westchester might be a good spot to look or even westchester its self.  With the new stadium plans I would think that could help future value but who knows. Curious to see what people think.

 Welcome.  Im just starting out myself but have been doing lots of researching for the past 3-4 month and actively looking for deals. Im in LA but looking mostly out of state. I recommend listening to as many podcast on real estate and rental income. Starting with the biggerpockets podcast.  That has been a big part of my learning. I just listen all day at work.  Best of luck!

What do people use to estimate out of state property taxes?
