What local  real estate investment groups, would you recommend me and my business partner join up to? Looking to network with all our property people in Jacksonville to get a grip on the market and then go from there.

@Mike Flora That's great, I love direct mail and its working for me here. So absolutely I'll look into that property radar and I guess from here on I need to establish my targeted postcode areas. I'm guessing. 

@Account Closed I agree and wouldn't bet on that at all! Even a simple assignment deed can take up to a month to close and settle, I see pass these things and focus on the details, I hear it every day in my business from contractors to engineers and its all about being realistic, Thank you for the heads up and I hope we can do business in the future.

@Jay Hinrichs that's exactly what I was thinking, perhaps I come a master in my own market as opposed going off shore to find it's not what it cracks out to be. Good point .

@Jay Hinrichs thank you for the heads up! I guess for those kinds of returns it's a classic risk vs reward scenario as you mentioned.

@Priyanshu Adathakkar Thank you for your input, and yes I agree, these deals are out there. 

@Hadar Orkibi I would pursue off market properties as opposed to top shelf retails, good to speak with you again. I may be late in the market @Chris Popov totally agree, but are all of these deals completely gone? 

Love the quote ! @Hadar Orkibi you have done very well, lets do some business in Christchurch sometime, but ill need you to close fast. I'm sure everyone agrees that there are deals in any market, Its about mastering your pastures. Great advice from Everyone.  

@Account Closed thank you for sending the lead through  and I'm sorry I had not got back to you sooner. But I guess the 70K up for something I cant cant actually see is difficult hence the hesitation to pull the trigger on your deal. This will be my next hurdle.
