I don't foresee there being any issues for a while due to the appliances being high quality and brand new.

Thanks everyone for your feedback I greatly appreciate it, After carefully reviewing everyone's feedback I have decided have decided to leave the house fully furnished with All appliances, and add in my lease to thr tenants that if the washer, dryer, or refrigerator breaks down they will have to repair or replace at their own expense.  This will help me get more for the rent and also help me stand out From the other competition in the area.

Quote from @Jaron Walling:

@Billy Harris I've every house under the sun at various different times in my life and were always provided a refrigerator. Who doesn't provide a d**m fridge??

The washer/dryer is up for debate. We provide all of them and command better rent. There are plenty of used units for sale locally on FB market place.

Thanks for the feedback, I think it would be a great idea  To supply the washer dryer and frigerator  So I can get an extra $300-$500 a month in rent and put in the least agreement that  That any repairs or replacements of those appliances would be the tenant's responsibility so I can avoid additional repair or replacement cost. What do you think?

Is it a wise decision to  Supply my long term rental with a washer/dryer and refrigerator along with the other basic appliances if it helps me be able to charge more for rent?  Any advice helps thanks in advance!
