@Daron Williams I think that's a very personal decision that only you can make. What I will say, is the issues you are having in your relationship are far beyond her not wanting to invest in real estate, from what you've shared. I think separating them from this would do you well, to make a sound decision. I will never advocate getting a divorce (outside of abusive relationships or infidelity), but I don't think this is the reason you're considering a divorce. I'm not saying that to be a jerk, but I think you're wanting justify this as a good reason for a divorce, and you want people to tell you it is. At the end of the day, it's your decision, and yours alone. I'm not married, but I plan on marrying my girlfriend one day, and I know I would take her over getting deals faster any day. Because she brings to my life what money and properties never could, even on our worst days.

But that's me. I'm not you. So I wish you luck, with whatever you decide. But make sure you can live with the outcome of either choice, and be at peace with it. I hope you guys can work things out though, and you can find a middle ground that works for both of you, with life and with REI.

Hi everyone,

I'm looking at a property that has a garage that was converted to a 2 bedroom in-law suite. I checked if permits were pulled, and they were not. My question is, what should I do? What are the fines and/or repercussions of purchasing this property? Should I contact the city this property is in?

Hi everyone,

Newbie investor with a quick question regarding mortgage rates.

I was pre-approved for a loan, with the interest rate ranging from 2.75% to 3.75%. The discount points range from .359% to 2.703%. Obviously, the higher discount point will mean a better interest rate and higher cash flow monthly.  But that also means more cash at closing and in the deal.  Would you recommend taking the higher interest rate, and paying less at closing, or taking the lower interest rate and paying more?  Or would you maybe go somewhere in the middle?  I know both are really good interest rates, but one is obviously better.

Any insight would be appreciated.  Thanks!

Hi Cedric,

Everything that @Brenden Mitchum said is correct.  I'm currently going through the process of calling lenders and getting pre-qualified right now.  Make sure you clarify when calling though, because as Brenden mentioned, some lenders use these terms interchangeably.

I cannot attest to the pre-approval part, because I do not have personal experience with it yet.  However, I have read that about all hard inquiries being grouped into one, if they all take place in a certain amount of time.

That's a good point. Renting by the room won't work for families, and that's obviously a different structure. There's so many aspects you have to consider with this stuff, it's insane.

Haha yeah the stuff anyone above my skill level can do is absolutely nuts. I enjoy COD, but I also have realistic expectations for myself on it haha. When I was a teen and played it almost daily, I was really good. Nowadays, if I can at least go 7-11 or something, I'm okay with that haha

Yezzir, I have all but the first Borderlands. Did you like 3?

@Brenden Mitchum you are absolutely right on that one. I've been looking in Sandy Springs/Dunwoody, but not much of anything suitable around here for that. I would not mind help at all with that. I need to learn how to do it myself, and don't expect people to do the work for me, but I will never say no to offers of help or advice!

Ahh, my bad. I'd like to do MF, just because of scalability; but for a first purchase, I'd be okay with a SF and renting out by the room. Or finding SF that I could wall off a portion of, and live in that, while renting out the bulk of the property. North Fulton, East Cobb, and DeKalb are the the 3 areas I would like to be in, at least for starting out. Maybe we can look at properties and discuss sometime!

Yes, Rocket League is one of my all-time favorites! I don't play it often enough to be great at it, but I'm at least Gold level, so I'll take that. I suck at shooting games, so Apex, Fortnite, PUBG are just not for me haha

I forgot Borderlands, good call! So good.
