 I am currently a store manager for one of the big box home improvement retailers(17 years), and the above statement is 100% incorrect.  We strive to hire the most qualified/service oriented people to help our customers and neither company pays even close to minimum wage(I have worked for both) but just like in any industry there are good and bad and some stores do a better job and hiring/holding people accountable than others.  I hate to hear stories that the original poster gave and situations like that are unacceptable!   Generally speaking I can suggest that if you have an issue about anything in the store ask to speak with a manager on duty or the store manager, explain the service issues with Ron or the issue with the fan and they will get you taken care of.  

Why are some real estate agents and property managers great and some are not?   Does that mean that the ones who don't do a good job are making minimum wage and have same the qualifications as Target/Walmart?

@Katharine Chartrand have tried your local community banks?  I have several large credit lines that were given from local banks on my investment properties...all at 5%

@Michael Jobe , yes I was lucky it didn't mess up the system...the weird thing is the rest of the house was spotless and move in ready.

@Michael Herr , the fixture itself might lifetime but not the parts(o rings and such)...if a faucet starts leaking after 3 years you can't get free replacement parts.

I had a tenant vacate the other day and while doing the walk through they stated "oh yeah, we change the filter every 30 days"...so I opened up the return and this what the filter looked like:

What amazed me was after I showed them the filter they still insisted they changed it every month....unbelievable....

@Jason Fiet like @Bill S. stated water and sewer not common to be included with the taxes...I never heard of water and sewer included in taxes....are you sure that is correct?  Also what kind of condition is the property in?  Even if there is deferred maintenance on the duplex, on the surface your rental income vs purchase price is awesome!  How much are the taxes?
