Hope all is well with you and yours. I am reaching out because I've been seeing articles about a senior housing crisis or lack of housing for elderly individuals. I certainly led me to thinking that residential assisted living homes (RALs) may be a valid investment venture to dive into over the next few years.

That being said, I am interested in connecting with anyone who has had any experience with RALs, and similar types of settings, specifically within the states of New York and New Jersey.


Some questions that I have include:

What are the specific regulatory requirements for residential assisted living homes in NJ/NY, and how do they impact operations?

Sounds like you've had some great experiences leading to your current position. Wishing you all the best in the industry!

I totally agree with you here, we can never stop learning. I feel like 20 mins scrolling through BP forums can teach us a couple of new things each day. 

As for your questions:
How you got into investing?

I began as a househacker in 2010. Back then, I didn't know a thing about RE and I didn't even realize what I was doing was called househacking. I saw my grandfather and father use this strategy as I grew up and I just thought this was what people did in NY... didn't think too deeply about the benefits behind the strategy but I am glad I chose this path.

What's your current strategy? How does your current strategy differ from your past strategy(s), if at all? How well aligned is your current strategy with your future strategy/end goal?
I will keep househacking for another 5-10 years to accumulate 1-2 units per year. This strategy is aligned with future goals pretty well. I will take cashflow and equity to keep buying househack properties. I will use savings from the RE sales business and partnerships to purchase OOS multi-family properties.

What are your expectations for the near future of the real estate market that might influence when/how you invest?

I'm not too big on predictions. I read from people who predict a crash/correction as well as folks who believe our market will only continue to get stronger and more competitive. 

As anyone would tell you, Real Estate is local and cyclical. Here in NY, we've seen 10% value increases in 1-family properties and 17% increases in 2-4 family properties since 2020... 2020 &2021 saw 20-30+% increases in some areas but as we saw, rate hikes brought things kind of 'back to normal'. I have partners in the industry in different states who are seeing properties sit on the market 6+ months after a hot 2020-2022.

As for how this will influence my strategy, if the market takes a dive, I plan to buy more RE.

Based on what you shared, the experience you've gained through multiple markets and events (Post '08, COVID, "Post" COVID) must be invaluable. House hacking is a truly interesting investment method and I am looking to see how I can get into that within the next 5 years. 

In regards to predictions, I completely understand, it is difficult beyond the local level but I do appreciate what you shared.

Post: Deal Machine users...how many homeowners responded adversely to it?

Hope all is well with you and yours. 

For how much I've heard about Deal Machine, what I wasn't anticipated how much some home owners would lash back!  One thing I noticed is that they were typically older, but who isn't and still holding property in this day and age. 

Nonetheless, I'm just here to hear everyone else's experiences and determining if I'm some outlier and need to change/adjust anything I am doing.
