8 months ago I bought a property cash in Orlando. Fast-forward today I am doing a cash out refi. Found out there is a lien for electric and water bill for $2000 from the previous tenant/owner. I had to pay allthat at closing. My question is can I get the previous title company to reimburse me for that, since they sold me a bad title.. What should I do next?

I am a new realtor, I have a house seen on the mls that only accept cash offer. My fear is there some kind of loan or taxes due on the property.They require 2,000 deposit. How can I submit an offer without losing my deposit if a title search come back with lien etc... Is there something specific  or clause to put in the contract. Any help is accepted  Orlando fl

I did my own research and found that the house  went in foreclosure in 2009 but in 2012 the owner reinstate the loan and case was voluntary dismiss. I don't see any other foreclosure in the record. Does that mean the foreclosure will need to start all over again?

I purchased an HOA lien at my local foreclosure auction. I spend about 35k. I did something that I had no idea about. Didn't do any title search etc... found out there is a mortgage for 300k. In 8 day I about to receive the COT. My question is what are my option and do I need a lawyer and if so can someone recommend any I live in the orlando/kissimme area. Thank you
