Anyone know the best source for getting lists of homeowners who are late on their mortgage payments but before the Lis Pendens has been filed. I received feedback earlier about using the credit bureaus but they want $3000.00. Not quite ready for that big a plunge. Any websites you can offer up would be very helpful.

I recently purchased some items on eBay and was questioning one of the auction owners about Kris. Here is what he had to say:

"I don't know the publishing date but I know these are the latest material of Kris Kirschner's Auto Pilot program.

I received them from the seminar I purchased from KK and attended at Crowne Plaza Hotel located in Atlanta, GA in 2009.

As a member of the real estate investment group, a year later, I heard that Kris Kirschner's sold his auto pilot business to another company and later KK starts a new non-real estate business in Michigan after 2010. So the material I have is the latest from KK that you can get.

I have not heard KK or the new auto-pilot company release any new seminar based on this material after 2010."

I know this is an old post but hope this answers your question. Do you still have or does anyone reading this post have some of his materials available who would be willing to part with them or loan them? I am in Dayton, Ohio.

Do all of the contacts have to be paid for and used all at once or do they allow you to purchase a little at a time so long as you sign on to purchase 10,000 records?

Wow...thanks for the information. That would be a huge and expensive campaign. I guess I will need to continue looking. Makes REI Balckbook look cheap at this point.

Where is the best place to get lists of folks who are behind in payments. I would like lists that are generated from credit reporting agencies not from Lis Pendens because eveyone has acces to the Lis Pendens lists. I know REI Blackbook offers it but I am not willing to pay the thousand or so dollars it takes to get set up with them. Any help would be greatly appreciated. Does anyone know if Freedom Soft offers this feature?

After reading the forums on BiggerPockets and reading the BiggerPockets Ultimate Beginner's Guide to Real Estate Investing I realized that it would be crazy to buy in to something that expensive, especially when it is not needed. That's $50,000 that will go towards marketing my business and not in someone esle's pocket. Imagine, if done wisely, how many transactions $50k of marketing will get me. For anyone else asking this same question I would suggest reading the guide listed abaove and almost as important, read the book E-Myth Revisited by Michael Gerber. Thanks for all the advice. I have not yet started but am getting my business plan together and am building my team. Hope to start very soon.
