Thanks for the reply, we only have one property in the area we did managed ourselves, we had a great tenant for four years.  When she left we went with a PM because of the logistics of showing and meeting prospective tenants. This experience has not gone well, the tenant was placed and it has been down hill ever since, my main complaint is the lack of communication with the PM not to mention lack of action when needed. If the tenant was good I would just manage myself however I feel like we will be facing a turnover soon and have the same issues again. We thought of finding help with the tenant placement however I'm not sure how that would work.
