This is awesome!  You have done very well for yourself.  I have a question for you though.  Why are you managing all those properties by yourself?  Why not hire someone to do it for you?

Good Afternoon Everyone,

We are looking for an investor friendly CPA and Attorney in the Wilsonville, OR or surrounding area. Does anyone have any recommendations? We went to our bank and they tried to dissuade us from using our money for flipping and buying and holding and went on ad nauseaum about IRA's, mutual funds, etc, stating we would lose money. They referred us to a CPA but when going on this person's website, I didn't see anything on ththere about real estate investing. It seemed like a more standard, family oriented CPA practice. I would greatly appreciate any suggestions.

Hi Everyone!

I ran this as a BRRRR but the numbers do not seem right. I wasn't thinking of this as a hold property but wanted to see how this would work if I did. I am thinking of this as a flip. But I guess what I am not understanding is that I am showing infinite Cash on Cash ROI, but a negative cash flow. Does this mean that I have to take a smaller loan or did I do something wrong? I have always used the rental calculator when I am figuring on holding. Our son said it would benefit us to run things as a BRRRR and then once we see the numbers, we can then decide if we want to hold or flip.

I would greatly appreciate advice, clarification, and thoughts.

Thanks Tahra! My main problem is I do not have access to the MLS except through a realtor. I have been looking on the county assessors which shows tax records and they do not show purchase prices. I will however try the county clerk's office and see if I can obtain that information.

Good morning everyone!

I am having difficulty finding prior sold prices on properties.  The history of the sales.  Normally I can find this on Zillow, Trulia, Realtor.com, etc.  But, for the state of Idaho, it seems like there isn't good information or it isn't provided at all.  I have tried looking at the assessors pages, but they give tax history, who owns the property, etc, but not previous sales information.  

Does any of you know where I might be able to acquire that information?  I have spoken to a realtor who is in the area and they said they can access SOME of the previous sold histories, but I do not want to bother him for that information on every lead/property he sends me.  I would rather have that information myself to peruse while I am analyzing the property.

I would gratefully appreciate any thoughts, information, or assistance.

Thank you Cade and Blake!

I filled the form in the same way I saw Brandon Turner do it.  There are renters in there at this time.  One of the renters have been there since 1986 and I do not know how long the other has been in there.  I definitely need to see what the inside looks like as well.  

The occupants are paying all their own utilities so I wouldn't be paying any of that.

Cade as far as the rent, I went to rentometer.com and the rent they are paying is about the average.  it seems like the area is a little more depressed or rather lower income.  I definitely will look a little more closely into the neighborhood as this would be a long distance rental.  Our nephew lives in the area and we were thinking he might be able to property manage for us.
