You don't have to do a darn thing, but if I wanted to do something I might change that spot where the table is on your diagram to a pantry and let them use the dining area as dining. That way you can do an inexpensive upgrade (no plumbing needs rerouted) and you add counter space and or storage. Good Luck

Michael Ferry, I know Wadsworth Real Estate does a lot of  property management in Wadsworth.  I know of a bunch of houses and duplexes they run.

I agree also with Rick Hernandez. I get that question a lot too. People are just curious. I wouldn't take it personal.

Thanks for all the good advise. I'm going to put them back up.  It just seems that whenever I have to go into one of my properties for something I've noticed the closet doors are always open if it's a bifold. My boys bedroom have 2 big bifold doors and I think I'm the only one that closes them lol.

Its already rented, they are moving in in aug. The bifolds are currently stored above the garage.  I'm just reluctant to put them back on. The past tenants took them off.  What would be easiest in to kids rooms.       Put them back on or go with what I'm thinking.

Hey everyone, I need a second opinion on closet doors. Sounds stupid I know. First off most of my rentals are in Akron, Ohio in neighborhoods where I have to make them bomb proof to put it lightly.  If the closets don't have man doors, I remove the bifolds or whatever is there and hang a shower rod and buy a nice looking curtain.  I also have some rentals in nicer suburbs and am wondering if you guys think this would pass in like Wadsworth (if you are from here). A good town with good schools. It would just be in the 2 smaller (kids) bedrooms.  It's a 900.00 month rental.

Zach, I totally agree with you about the water/sewer bills.  These tenants don't make a lot of money and a  $90.00 water/sewer bill puts a huge hit on them. I've actually started leaving Akron  because of it. I get weekly late/ disconnect notices. I use a property manager (almost as a partner) on some of my Akron houses and he told me that in many cases they are lowing the rents to adjust to the water/sewer bills and a guy at the water department told me that many landlords are now also getting a water/sewer deposit from the tenants.

I live just outside Barberton and have a bunch of houses in Akron and one in Barberton. I use a property manager on many of them but they are still not hands off.  Lower end properties (and tenants) like here in Akron and Barberton are hands on even with a good property manager.  I deal with these houses in person constantly.

Buy A big dog chain and a food bowl and water bowl and put it on the front porch. Cheap and it works.
