Used Mark Fenton Law Office (303 472-3912)for an eviction and it cost under $1000 for a default judgement. Took less than 6 weeks. He then referred me to Perry at https://evictioncoordinator.co... and he will take care of the rest - sheriff, movers, lock change, cleaning, etc. Between these two guys, you have a no-mess eviction. Hope you never need their services but if you do, they are awesome and inexpensive.

Great info. We are literally on the edge of the wetland and i can see that edge on the wetland map of the area. Theres also plans to extend a road through the wetland and make about 8 parcels buildable but who knows if that will be able to happen.

I am wondering if because the land is already built up, will that satisfy the Army Corps of Engineers and town that we are separate from the wetland.

It makes me nervous buying a lot we may only be able to use half of when our plans include using the whole thing

My wife and I are in the process of buying 0.46 acres across two parcels. One of the parcels potentially has a portion of it within a wetland but this is yet to be confirmed. We have wetland up to the boundary of the property for sure but our parcel is built up about 3 ft above the wetland parcels adjacent to it. I'm trying to confirm what we might be required to do in order to make this property suitable for a small 380 sq ft accessory dwelling unit (to act as a short term rental). 

There's not much info online and Army Corps site is not a help either. Building dept is impossible to reach right now. 

Does anyone out there have experience with this sort of wetland/raw land purchase?

I have a house I am attempting to sell to an FHA approved buyer. Trouble is that the appraiser did a poor job of valuing the house and now the buyers can't buy it. The house was listed at the upper limit of its value but in the super hot Denver market, it's still within reason.

These buyers need a place to live and will rent it instead of buying it. 

I would like to eventually sell it to them once they have enough down payment and use the eventual sale to them as an incentive to pay their rent and keep the place in good shape. 

Can anyone offer a rental structure that would achieve this?

I looked at the threads on lease to own and right of first refusal and all of those options seem very complicated and could open me to risk. I could easily just hold onto it and rent it without all the complication.

Generally this process takes a month if it goes smoothly and costs a little under $1000 if you do it yourself.

I am posting this for people that might be wondering about the exact process for eviction in Adams County, Colorado. 

1. Post 3-day notice (take photo of notice on door)

2. After 3-day notice has expired, file three forms (found online) at window #8 at the county courthouse in Brighton, CO.You will receive the court date at that time. 

3. Serve notice to tenants. You have to serve notice 7 days prior to the court date but you will also need to give the service company about 5 days to serve the notice. If they don't serve the notice in person and physically hand the notice to the resident, then you can only get a judgement for possession and not for monetary damages. So it's really important that the server has ample time to serve the tenant in person.

4. You must also mail registered/certified court forms to the tenants to arrive approx 5 days prior to the court date.

5. Go to court. This is where you need to prove your case only if the tenant shows up. Generally they don't and you win by default through the clerk. You never even see the judge.

6. The moment you win, you need to complete a writ of restitution with an accompanying check for the cost to have the sheriff come out to oversee the eviction. This writ gives you the right to enter your property and remove the tenant's contents. This is filed again at window 8 in the Brighton courthouse. You can get the cost of the sheriff by calling the Adams County Sheriff's dept. 

7. Take the writ after validation at the courthouse directly to the Adam's Country Sheriff which is a couple miles from the courthouse. Bring a check to the court appearance so you can immediately schedule the eviction with the sheriff - it will save you from having to make two trips out there. The sheriff's dept will assign a sheriff and he/she will call you to schedule the exact day and time. Typically the sheriff will put a note on the door letting them know they are being evicted so that will take another couple days. 

8. When you speak with the sheriff, it's important to find out how many movers he requires, how full the house is with stuff, could the tenant become dangerous, are there kids on the premises, are there pets on the premises, etc. He will also require you to bring trash bags and boxes. You will move everything to where the sheriff designates is a good spot and it will remain there for 72 hours until which time you can dispose of it. 

9. Finally you get your house back!

I have a section 8 tenant who split up with his girlfriend and she moved out. She was listed on the section 8 housing forms as a tenant. If she moves out, will the remaining tenant have a change in his voucher amount? Will it most likely go up or down or remain the same?

This is a super urgent question (due to a pending eviction) and the housing authority is closed today due to a recent snow storm.

@Adam Anderson  You are so right. whenever I was tempted not to put in the egress, I thought of people being trapped in a fiery basement. Not something I can live with. So in went the windows.

For instance I can't recommend my landscaping resource at all. Everyone else I would still use. The tub guy was spectacular!
