Post: Coronavirus=75% increase in seller leads?(Here’s what I’m seeing)

Hey everyone. I wanted to share a quick update.

Nobody knows how the coronavirus is going to hit real estate investors.

But here’s one thing I’m seeing in my business right now…

The other day, I asked my team to analyze our lead flow over the past 2 weeks in the 3 markets where we’re flipping and wholesaling houses.

This is what we found…

  • - In Pensacola, our leads from Google ads INCREASED by 17%.
  • - In Chattanooga, our leads from Google ads INCREASED by 75%.
  • - In Nashville, our leads from Facebook ads INCREASED by 60%.

This is a pretty big swing.

These are qualified leads (meaning they’re real sellers with real motivation), not just random callers.

And this change happened in just 2 weeks.

(While the virus was ramping up and the stock market was trending down.)

I have no idea where the numbers will go next week or next month, but this is one example of how things are "shifting" in the real estate investing world right now.

I’m not saying it’s a good thing or a bad thing.

It’s just change.

And my goal is to stay on top of these changes so I can share what I’m seeing with you and the rest of the real estate community.

(That's ALL I've been doing the past couple weeks.)

@Jose L Martinez, we are currently working on this and will notify everyone ASAP on the backup plan when we are there.  Everything is changing day to day right now but we will be sending out information soon.  We will have it no matter what - going virtual if needed but it will still go the same days with the same layout.  Those who have bought tickets will have the option to keep them or get a refund of course!

🇺🇸🇺🇸 VETERANS REI LIVE EVENT 🇺🇸🇺🇸

✅ The ground work is laid ⛏
✅ The venue is picked 🏢
✅The date is solid 📅

So I guess it's time to make things official... Thanks to the help of our event planner, my team at 7FF, and a few other folks you will find out about soon, we have put the early stages together of a LIVE REAL ESTATE EVENT focused on Active Duty, Reservists and Veterans.

The overall plan will be to put speakers on stage who know what it's like to walk in the shoes of our current and previous military members. How did they use the skills, techniques, and military background as their SUPER POWER to transition into the real estate world after or during service. Our service members have unique situations that others may not have experienced that will help those interested in the real estate world.

In short, I see this as a Veterans Real Estate Job Fair, where you can see your options and figure out what direction you are called to go down.

I'll be announcing the full details early next week but thank you all for the support so far!

@Joshua Hyde, if you are a flight student right now the focus should be on getting your wings!  A house to house hack or something would be my recommendation but you don't want get too distracted at the start of your career.  This is coming from a previous active duty instructor there.  

Biggest challenge for me was time.  The deployments don't make it easy to get anything done and your mind needs to be in the fight, not in the tenants and toilet mode.  The shore tour is a great time to ramp things up but I ended up working two full time jobs at that time.  

Save as much as you can, live on less than you earn, and educate yourself right now.  Figure out the path you want to go down investing in real estate and then start taking action.  I'm seeing a lot more young O-1's at flight school getting involved in real estate and it's inspiring.  As long as they focus on the program, work hard, and put the time needed into flight school too.

@Rochelle Thea Fabrizio, I always said that I will stay in and fly with the Navy as long as I'm still having fun!  It sounds like you are thinking the same way.  

I managed mine myself even when I moved around but I can't say that I would recommend that knowing what I know now.  However, I didn't have to do much and I always had someone local to the houses to help when I was gone.  All my rentals were in A class areas and I took the time to find the right tenants for them instead of putting the first person in there who would give me money.  That helped with the management a lot, most were military tenants on a few year leases.  One of my properties I didn't hear from the guy for 4 years, the rent just came in.  He was a master chief in the Navy, GREAT tenant. 

I left active duty in 2017 after almost 15 years in.  My company was doing over 7 figures in profit at that time but the big catalyst was that my second son had a heart condition and needed open heart surgery right after he was born. So, that was the main driver of me leaving active duty to be with him, not the real estate business but it certainly helped. 

Biggest piece of advice I can give you.  If you are called to do something, like really called and you love it more than what you are doing... go after it.  I still fly for the reserves and may make it to 20 years doing that but when it stops being fun I'll move on again.

Last assigned deal was $30k but average is around $15k

If you have to defend your goals and dreams to those around you, then you are surrounding yourself with the wrong people! 

Put your dreams out there, it’s a proven way to get closer to making them come true!

Gino Wickman just came out with another book called Entrepreneurial Leap and he mentions 6 essential habits.  What do you guys think?
