@Marshall Smith I do leasing for office and retail on a building my family owns. Out of everything I’ve done, LoopNet and Costar have really been the best to attract tenants. That and relationships with brokers who represent tenants.

@Candice De seller financing would be great until you could get the property rehabbed and stabilized with market rates! Then you can refinance out of that seller financing. Has the seller said what they consider to be good terms? It’s could be better than you expect, or would get anywhere else!

@Nick Cooper depending on your business income, you could potentially get a 0% down SBA loan for the business use property. The use your capital for another investment. It’s a great program!

@Joel Owens that is a fantastic process you have, and exceptional advice.  There are a ton of people out there who don't necessarily intend to waste your time, but they are not quite ready to do what they are trying to do.  It is best to give them advice on how to build up their financials and experience, then to string them along and "try" to find something for them.

Hey Matthew, I'd love to hear how this one works out for you! Kevin's advice is great. I'd definitely figure out what it'll be worth, "ARV" once you have it renovated and leased at market rates. Then just work backwards to make sure you have the necessary margins for the renovations, holding costs, leasing and of course your profit for the risk you're taking! Good luck!

Looks like you've got some great advice on here. I would agree that placing a long term tenant, with a NNN lease will make it much easier to market, and will be appealing to investors.

@Pragya Singh for commercial, I work with Ben Looney at Growth Commercial Capital. They’re a local company (Oregon City) and are loan brokers so they can shop around for you and get you the best deal.
