Thank you all for ur input, i have done some research on the side as well and here is what i have found ut.

Landlord can either charge for CORE factor or CAM + allocated share of taxes & insurance. But charging both would be considered double dipping. 

if any one thinks different pls share..

sorry i should have mentioned, i it is a NNN lease. ut the question is if i landlord is charging core or load factor already can they charge mintness for - elevator, cleaning, landscaping, parking lot maintenance, etc... on top ?

If Landlord is already charging rent with load factor + allocated taxes & insurance.

Can the landlord charge allocated common area expenses on top ? (Cleaning charges, electric, landscaping, water). Thanks.
