"I am direct to a lot of sources. Send me the LOI, and I will go to the sources and get the product." <--(This was actually told to me 2 weeks ago.) Translated: I am a 5th - 10th level IM who, if you give me an LOI, will shop the hell out of it to all the IM's above me, and somewhere in this daisy chain of pure illusion, someone will at least SAY they have product (so they can get your LOI and start a whole new shopping spree with all of THEIR contacts.). And eventually, someone will contact you with your own LOI and ask YOU for product.

"The deal fell through, the deeds are in escrow, and now we have 24 hours to find a new buyer." Translated: the last potential buyer (with transactional funding only) figured out these people didn't have real product...and wouldn't have it for another 3 months, maybe. The reps need to get somebody on board in case they ever DO find product. And the guy posting the ad is a 12th level IM who was told, "Hey, we only have exclusive access to this product for 24 hours before it gets recaptured by the bank."

Thanks for sharing your experience, Cliff. You may want to share it on RipOff Report as well. Over there, because it was a public forum, Doug himself posted and offered a full refund. I balked because my damages exceed the tuition. Plus, I think it was all just talk because no other communication came through. And certainly no refund came through. I talked with other people from the program who got shafted in the very same way. Thanks! Tom

Hi. I am the seller on this nationwide SFR Tape. There are 36 properties, the BPO's came in at a little over $1.6M. I'm selling the porfolio for $790,000, which represents .49%. I do have a seller rep, but if you are the direct buyer and we just work together, there would be no additional points.

It's ready to close, deeds are sitting at the title company.

Hi everybody. The other day, as a buyer-mandate, we sent up a contract for a bank tape. By the time the geneology reached the bank, it had 10 IM's on it. TEN!!!! And the bank said, "No way." We had to restructure it.

My point is that nobody is going to close deals if everybody is posing as buyers, posing as buyer reps, posing as sellers, posing as seller reps, etc. etc. etc. And then showing up in the actual bottom line of the deal as the IM's that they really are! Why aren't we making this simple and more efficient?

If you are a real buyer, come forth. Due to the fact that I've been a buyer mandate on a lot of different deals, people from all over are sending me tapes. CA, nationwide.... I will be your buyer rep. I will take you right to the product. I'm honest and fair... and will make sure every IM is taken care of on a sub-fee agreement and, in doing so, keep them off the geneology.

I'm just trying to create the quickest and surest way between point A and point B. And if you are the actual seller or seller-rep, please, forget all this paper b.s. Put my guy in touch with the verifiable product, AND HE'LL TAKE IT DOWN!

The process, as it is, seems to get stuck in the mud more times than it sails smoothly. And it doesn't need to be that way.

Post: Doug Fath Student Housing

Since my last post on this subject, I did report Doug Fath to the Attorney General, the HUD Inspector General, and to the FBI for internet fraud.

Also, a strange thing occured. One of those Court TV programs contacted me after seeing my posting on Rip Off Report, and they asked me if I wanted to come out to California and litigate my case on TV against Doug. Their jurisdiction was only for $5,000, but I laughed and said "Sure," knowing that they'd have to contact Doug to have him agree too. And he would never agree to being on TV, so MORE people can see his total scam. But I thought it'd be funny to have them at least call him and ask.

Another thing: I saw Doug's facebook page where he talks about closing on an apartment. Sure! I am thinking he made a good $300k or more off his student housing program, scamming people by guaranteeing funding and then funding NOTHING. So why not take the spoils and buy yourself an apartment. These are the kinds of things I plan on bringing up in court.
