Take the NSF notice you received into the tenants bank on the day you know they receive their money to cash it. They had funds available​ when they stopped the second check so try soon! If funds aren't​ available​ just take the copy back and try again. As long as youre doing it in person they wont incur a fee nor be notified​.

Why does the flipper need you? Wouldn't​ they find the properties themselves and just buy before you marked them up? REOs trade close to market after adding in repairs - not a great source for flippers.

The rub is youll have nobody to look to for reimbursement​ if the sober house converts to a heroine den mid tenancy. Tell your friend he and his llc can jointly lease it and you dont care who pays the rent.

I would direct the proceeds from your purchase to the partnership​. Tell the surviving partner he will be in a great spot to dissolve the partnership​ once probate is opened. He can pay his partners share to the estate at that time. Better than potentially​ losing title by doing nothing.

Youd have to account for the rent you paid yourself as income to the RE, so unless youre operating the RE at a loss I see no tax advantage. The rest of your reasons were good ones. Be selective about what clients you take on and domt expect to make much, but it will make you more efficient​ on your rentals.
