Post: Non-operable leads

Hello,

I am wondering what other members do with the leads they do not take action on.  Of the phone calls I have been recieving many of them have been tire kickers and some of them have houses that do not fit the bill to be flipped or wholesaled.  I have been referring them to a real estate agent that I know but I am curious what others do.

Hi Jared,

I actually just sent out 190 of the above letter from Micheals website.  I found their price to be competitive especially factoring in the low minimum quantities.  Also they are extremely helpful on the phone and caught some stupid mistakes I made.

As to marketing to out of state, 50% or more i found that it drastically filters my available houses.  For example the 3 cities I was interested had a population of about 36,000.  When I applied the above filter it reduced down to 190.  So this seems to be a VERY focused list.

@Dev Horn 

Thanks for the tip that is not a bad idea about the real estate investors.  My message would try to be more personal and I don't consider myself a wholesaler although I would wholesale deals away that do not fit my plan.  I even remember reading about selling all the leads that get screen out to a real estate agent.

I appreciate the feedback but I think your assumptions may be a little off about me.  I am not new to real estate investing nor a wholesaler.  I did crack a smile reading Mr. Harmon's comments envisioning a young eager beaver, fresh off a $5000 seminar, spinning his wheels, so thanks for that.  I do enjoy the discussion on this forum and have received a wealth of information from it.  

Also, I am surprised bandit signs are listed as a negative.  I know they are not fashionable, especially on this board, but they get results.  I think it is absurd to eschew bandit signs on the basis of littering the area, when all the areas they would go are littered with political, we buy cars, yard sale and everything else.  If if they are illegal, it is akin to driving 3 miles over the speed limit.  I do not view that as criminal

Hey Dev,

I would agree but the same could be said for direct mail.  As in i throw away all non bill mail myself.  But this is a numbers game.  And I feel like it would be easy to mass email out everyone except the real estate agents ask them to keep me in mind and if they bring me a motivated seller I will compensate them fairly.

Hi Everyone,

I have kicked off a mailing campaign, website, business cards and bandit signs are ordered all geared toward looking for motivated sellers.  I am trying a multi faceted approach to determine which has the best return in my area.

I paid a few VA's to compile a list of the contact information of all the CPAs, real estate agents, real estate attorneys, probate attorneys, divorce attorneys, title companies and a few others in my targeted area. The real estate agents alone number in the 300s and the rest combined are about 300.

My questions is what is the most efficient thing to do with them? I could send out a somewhat personal email to all of them or specifically target the type stating my exact intentions of locating motivated sellers and that I will pay for the lead so it would be a win win. I could pay a VA to call each one up and chat, (might be expensive and would have to train).

Any other thoughts in making the most out of this list?

I am trying to explore every possible avenue to obtain motivated sellers in my area. I have been struggling thinking how I could effectively use the existing infrastructure of real estate agents, (not MLS properties), without getting sucked into only working with one. I want to have an equitable relationship with whoever supplies a potential deal but not be married to one real estate agent.

So I obtained a list of agents from Zillow of my area and effectively shot gun emailed them, (30 so far) with who I am, my website and the kind of distressed property I am looking for.  I also asked them to forward my contact to any colleagues who may be looking for buyers like me. 

We will see how this works if at all.

I am amidst building a target list for direct mail.  I am shooting for ~600 outbound mail pieces.  Based on the suggestions from may here, especially @Sharon Vornholt, the absentee and out of state owners are the most fruitful.

The problem that I run into is that choosing this option drastically reduces my available leads.  I am marketing in MA and even when I included Boston with the standard equity% and bedroom filters it only returns something like 70 names.

Does anyone else have this issue?

Post: Automatic Text Reply Service

Hi,

I am sending out about ~600 mail pieces a month to start a marketing campaign.  I will run it continuously and make modifications as I get feedback and also add other lists like forclosure and inherited.

I have a google voice set up and I will also have a voicemail that helps screen the callers when I cannot answer the phone.   The voicemail will ask for information and direct the caller to my website.

I would like to send some sort of text reply to the caller.  Something to the affect of "sorry I missed your called.  I will contact you as soon as I can. "  Does anyone know of a method, system or service that can do this?
