Wait- sorry to not answer your question posed but a multifamily property with no property manager? You're in DC or am I missing something? When you say MF are you talking duplex or 20 unit apartment building?

I read the paragraph on management but finding a knowledgeable and trustworthy maintenance person is extremely challenging. Or at least in Louisville.

If you decide to go ahead with the new HVAC be sure to save the scraps. Even scrap cast iron is worth money. I've seen old radiators in architectural salvage shops for a few hundred bucks each.

Don't let the HVAC guys walk off with it!

Location and condition of property is critical.

Ahhh good point here. They have a couple more years on the lease. Maybe I could get my ducks in a row in the interim.

Great questions and concerns here. Thanks Rich and Troy.

My biggest concerns with self-storage is regional competition. What if we build this and someone a mile down the street develops one in a slightly better location?

Also, I'd like to take advantage of the fact that we are only 3 miles from a major airport. Another idea is commercial storage to specialize in storage for other companies. We used to own warehouses and after we sold the family business had big pieces of equipment we stored for others.

Is there a market for this?

So as a family, we own a large commercial industrial property with a single corporate tenant. There is about 2.5 acres, mostly which is asphalt.

We'd like to add self-storage.

Anybody have any experience here? There are franchises but not sure issues to anticipate.

This is the right way to do it. There is no such overnight success and certainly no windfall profits.

The beauty of their operation is that it is tied into their existing business.

Our attorney is making all the money in our case.
