Great question. In years past, I've used an app that was awesome for initial buying…  there was an option to add several properties, and even add all the properties together and view all your combined info in a portfolio report. It was called “Evaluator” by PropertyTracker.com 

Not sure if that app has been updated in a while but I still use it. Pretty good. 

But I am looking for a more detailed APP (not a spreadsheet) that does similar things

Huge point about this dying dog…after it passes, guarantee you they get a puppy. And that comes with a whole new set of problems. 


 Chihuahua’s are notorious for their issues with insurance (biting people). Maybe an old dying dog won't bite. But what about when the puppy inevitably shows up? 

I don't rent to people with pit bull mixes or chihuahuas. Insurance red flags.  Always personally take a picture of the dog before lease is signed. Verify breed and specific dog. People will add or switch out dogs kid lease. Add pet rent.

Background: I have a two building complex in a C neighborhood. I am taking it back over after the Property Manager ran it into the ground.

I will be replacing all 4 exterior Commercial Doors (front and back). I want doors that lock back automatically. There are transients in the area that have been getting in the previous unlocked doors.

The main thing is safety for my tenants. I want them

to feel like their apartment complex is “home”. I’d like to give them this peace of mind at a reasonable price and minimize ongoing maintenance with our doors.

What is the best option for this? I am leaning toward something with a Code rather than a key. But I am open to all ideas.

@Craig Bellot Live and learn. It is pretty unfortunate of course. I had the same issue. Thankfully, I borrowed a boiler plate lease from another investor and this was specifically in the lease. Always a great idea to double check your leases with other investors. Basically, just exchange leases and both of you can go over the others with a fine toothed comb. Having other eyes on it can point out things missing and even grammatical errors. So, collaboration with “competition” helps everyone.

I’ve had a few bids for professional treatment at around $3,900 or $325/unit. I feel like this is the best deal I will get from a professional. But I’m sure there are some strategies that (especially bigger PM companies) use to purchase chemicals and apply themselves. Any ideas on effectively treating the bedbugs and hopefully minimizing costs?

Flooring, Paint, and Landscaping are always your best bang for your buck. I'd also throw in a new front door and white wood trim. 

People seem to love neutral gray walls with fresh white wood trim. It's a clean look and cheaper than you'd think.

I'm also including Luxury Vinyl Plank, can't edit the title of the post though. 

I'd been buying a high quality waterproof laminate/Vinyl plank from a local floor store and have been very happy. However, the other co-owner has recently become "more involved" in the store and raised the prices too much for my taste.

What options are there for laminate/LVP in medium grade rentals? I know there was a product at Home Depot that was getting rave reviews but I can't remember the name of it now. 

This is my criteria....

-must be WATER PROOF. I'm doing the entire property in the same flooring. That includes kitchens, laundry rooms, and bathrooms.

-must come in a grayish to light gray/brown color

-must be reasonably priced. Hopefully under $3/SF

-must be easily sourced. I've looked online at foreign distributors but don't want the hassle.
