Hey there's a a site I think its called go big network, where if you check them they might be able to help.

What you need is angle if you got that you will have no problem.

What I mean by that is if you can have a day where you bring in kids with special needs, you will get you funding faster. Just a thought its worth looking into. This way you might even be able to get or qualify for a couple of grants. You don't have to pay them back. And by doing this you are fulfilling your own desires and helping kids with disabilties improve their lives.

Can anybody that is here suggest how I stop doing what I am doing as far as real estate investing and education. And spend time with my wife any dogs. Since I have actively been pursueing real estate investing, the balance gets off and sometimes I need that break, but I don't take it.

Is there a way to strike a balance between real estate and spending time with the family. I am struggling with this right now and would like some input from some people who are successful in this business.

Marilyn,
There is a couple of questions right off the bat that you should get answered or if you already know the answers you are one step ahead of the game. This will help you create your plan.

How long have your renters been renting with you?
Are they stable enough for you to be confident that they will eventually buy your place if you do a lease option with them?
I don't know what they are paying in rent but you can make it so you have cash flow in doing the Lease option.

You can also make it so you are completely hands off with the property. Meaning if something goes, hot water heater, major applaiance, etc. they are responsible to fix it. This way they are not calling you to fix $20 or $500 problems thats their responsibility. Put a cap on it so they aren't scared off like if a problem that needs to be fixed right away, could be anything, you will pay half if over $1000.00 or $1500.00.

As Andy said the possibilites are endless. Remember you call the shots not the renters. They the renters take care of everything, landscaping, painting everything.

As far as your question on price, I would talk to a realtor tell them you are thinking of selling. They will give you a range they think you should list your property at ask them what do they think it would sell for get a number. Do not tell them about your renters or the lease option idea. Get the number they say if it sounds good to you add 5k on top of it and tell the renters.

Here is the deal I will sell this property on a lease option to you at $3500 (Whatever you want) for the option and these are my terms. You can put anything you want as far as an option fee and make it nonrefundable, but make it only apply if they follow through with the purchase. If they are late in making payments they also lose that credit. That way if they bail you lose nothing and at least have enough money in reserve to fix the place if they trash it on you.

In this particular situation, move on to the next house. The agent has no responsibility to call you back bad business as far as I am concerned. Sometimes finding a place fast can be very frustrating but keep up your faith, There is alot of houses out there.

Look on craiglist and if you can take a drive around the exact area they want to live, this way you will see signs too. Maybe you will see an owner who is clearing out the previous renters things, I have seen that happen too.

Sometimes on Craigslist you will get an owner who doesn't need a deposit, credit check, or last months rent. Just the money to move in, and your word that you won't stick them when you go to move out.

There is a number of aspects to learn when wholesaling. It’s not just about finding a house at a discount and selling and making money.

With all the information out there and an entire forum dedicated to it I am surprised nobody has asked this? If somebody can or would be gracious enough to put out a list of these are all the things you must do each day to become a successful wholesaler. No EXCUSES, No B.S.

Just maybe the steps this forum has how to do them all.

There has to be some thoughts on this everybody has been extremely helpful so far and I am sure other wholesalers could benefit from this list too. Thank you so much. Look forward to seeing what everybody says. :help:

You had said you give your bird dogs a packet of I guess the ins and out what does it include? And since they are on commission how do you retain them so they stick? Any thoughts would be helpful

The question is now, does anybody know how to find telephone numbers of absentee in state owners for free?

If I can find the numbers I know I can do deals faster.
