In regards to a HELOC, one thing is for certain, it can be done as long as it is a revocable trust, but truth be told, the trust almost becomes obsolete or breached as the borrowers (aka Beneficiaries) have to disclose every bit of information that ties them to the property. So for example, once the IRS Transcript request is made, the borrower and address is relayed, it will be on record and anonymity will be breached and exposed. The Warranty Deed will still be titled in the trust name, however exposure to the beneficiaries and their equity will be exposed, The banking system is tied to the Federal Reserve who is tied to the IRS. If IRS was an issue. The point, regardless if you have it in a trust, all parties will be exposed. Yes, you can obtain a line of credit or loan through the banking system, but at what cost?

On a different note: To consider an LLC as a beneficiary, it would be best to use Private (anonymous ownership) LLCs: "The most popular states for anonymous LLC's are Delaware, Wyoming, and New Mexico. Disadvantages to Delaware and Wyoming- In Delaware, ownership information is disclosed to the state, though not published."

Regular LLC versus Anonymous LLC

Just my two measly cents,

@Steven Mitchell

Well I tried this service in February 2019, for a seven day trial period for $3.95... I cancelled within the trial period due to inconsistencies in information between the site and county records.

Almost no foreclosures matched. Not to mention, when calling some of the sellers regarding some of the properties, they were completely wrong on amounts.

Too many discrepancies... Long story short.

My credit card was charged $39.95... I called and again Cancelled my subscription. The CCBill representative from 888-596--9279, stated she would refund my amount and they would only do this as a one time courtesy.

SMDH!

So I explained to her I did go on the website and Cancelled as I was supposed to do. Yet, I was still charged.

Once I hung up, I went to the website again and for shiggles, tried to cancel twice more. The website never redirected the page to CCBill as indicated on their fine print. In other words, no way to cancel conveniently through website as indicated.

Interesting...

So I call CCBill back and relayed to them I tried on three occassions to cancel through the website and yet it never redirected the page to finalize CANCELLATION.

The rep stated, "The website has glitches on the cancellation page".

It sounds fishy, but I thought I'd share my experience and to be aware of any additional charges if you are unable to cancel off the site. I would suggest to call the number I provided which was on their site.

Agitated,

@Dustin Dummer I just had a wholesaler show me a property and they wanted me to pay for all the closing costs including double closing among other fees. SMH... I don't have an issue with paying for my closing costs, but not the wholesaler's on the front end. I would only pay for all the closing costs if I'm direct with the seller and they are in a distressed situation. "Big" Henry

A service I loved and have used since the 90's... Bittersweet. "Big" Henry "Rex Report has been sold to Foreclosure Listing Service (FLS).  I want to assure all of our subscribers that you will be in good hands.  Roddy's Foreclosure Listing Service has been around since 1963.  They provide pre-foreclosure lists for 66 counties in Texas.  They also offer a variety of real estate leads, including vacant house reports, bankruptcy lists, and sheriff sale lists, and they are excited to get to provide additional options for you.  In regards to your current accounts, they will be honoring all existing contracts through their dates of expiration including Webb county.  They will reach out to each of you by phone and email to help you create new accounts inside their new merged website at flsonline.com. The Rex Report Team will attend the December 4th foreclosure auction in Bexar, Travis, Williamson and Webb counties as usual to identify properties being sold according to the Rex Report books.  December Sold Report data will be provided by FLS. We had a great run!  We acquired Real Estate Foreclosures in a two-part deal back in 2000 and 2001, from one family business to another.  Shortly after that purchase, Real Estate Foreclosures found itself in a spirited competition with George Roddy, then owner of FLS.  This competition led to many innovations and held prices down for over ten years.  Time has passed for all.  George Roddy has passed.  The new ownership of FLS has a young new vision for foreclosure reporting and training, a vision that I have confidence in.  The staff of Rex Report will not be riding off into the sunset but to the sunrise.  All my daughters have built growing careers in art and animation, while Elizabeth and I will cherry pick from a list of more sedate opportunities, including, for me, some writing.  Thank you all for being loyal subscribers over these many years.  We wish you a fond farewell with gratitude and warm feelings.   Thanks!"    Sincerely, Gregg & Elizabeth Stanley

It also makes prices on existing Park prices go up and many deteriorate b/c they know their guests have no other choice.

If that is true, she should snatch up that property ASAP!!!

Thank you. I will look into that.

Trust me... I looked up twelve people I know and they had every number going back a decade or more.

 I hope it helps.

True on Boerne... And God forbid there is one accident either way, there are no shortcuts on IH10/Boerne. As for Californians... I now call this LATX vs SATX. LOL.

They have officially infiltrated San Antone and surrounding areas. Like Austin's culture has imfluenced the Gentrification movement from N. Press, King William to Dignowity, to many more pockets being forced in this direction. From Woodlawn to even some spots in New Braunfels and obviously San Marcos.

It is getting interesting, especially with these comps. When you have a pocket or area which involves a range from $90 to $201/sq ft... Then you know things are definitely changing.
