@Joseph Salzillo Extremely inspiring to see that there are deals still left on the MLS in this inflated market. I've been fighting back feelings of discouragement with the prices being where they are and the amount of cash buyers willing to actually pay. This is refreshing and encouraging. Huge congrats!

I am in the exact same place you find yourself in. I am planning on looking for a Duplex to Househack and currently live in CT but plan on moving to Florida. My better half was not on board several years ago when I got bit hard with RE investing bug but I managed to get her on board with sharing my vision and goals with her and honing in on this being a very temporary move, a year at most. I just recently sold our home and plan on getting my finances and credit in order all the while putting feelers out as to where in FL we might venture to. I am wishing you all the luck with your endeavors.

I can't argue with that sir. Especially because I do not want to lose the momentum and motivation I've built up so far. I'm going to refocus my energy on doing just that. By any chance, would you have any pointers on the most effective way on going about that. Unfortunately my REIA only meets once a month and I didn't have much luck getting people to share their contacts the last meeting I attended. I honestly only contacted a few people with cold calls so I'll resume doing that instead of waiting around for me to acquire my license and finding folks willing to help me find investor friendly folks to work with. I can't thank you enough for the kick in the pants and I hope to be able to return the favor real soon.

Welcome Winnie to the BP community! I was born and still have family not too far from your neck of the woods(Union City amd Teaneck). I definitely concur with Andrea on becoming obsessed with all that BP has to offer. Stay active and engaged with BP and the sky is the limit for you and your business. Good luck!

 How would I know what to offer without being able to pull comps? Not to mention being able to estimate the amount of work needed to determine what the maximum allowable offer should be. Not trying to make excuses for not starting it but really trying to find out ways around my concerns.
