Most auctions are cash at time of sale if it is a trustee auction (courthouse steps). If you are buying one on a auction sites... sometimes they allow for a finance contingency. You should check the auction disclosure documents to see if they are allowing in on this particular auction.

When you say you bought a 4-plex... was it at a trustee sale, traditional sale or REO? In my state that fact would matter?

Matt, Wanted to give you a welcome from a fellow BP'er in N. CA. I live down in Carmel (near Monterey). I have purchased a few homes at trustee sales in Elk Grove. Nice area and the prices for SFR's are a lot lower than in my area which is a big bonus. If you are ever down my way please let me know, I also am always looking to meet fellow investors. I have been investing as primary business for almost six years and truly love the flexibility and yes.. the challenges. Anyway... welcome!!!

I invest in Single and Multi family homes in and around the Monterey - Salinas CA area and as far south as Paso Robles.
