I bought this lease from a lawyer years ago. I'm going to try to contact the lawyer but I wondered if anyone was familiar with this statement. I'm guessing it only applies if you have a PM managing the property, although I'm not sure why they would refer to a PM as "landlord". I searched online but I wasn't able to locate the part of the Fla. Admin code referenced at the bottom. Thanks.

DISCLOSURE STATEMENT
Landlord by this document is giving notice to the Tenant that he is the Agent and Representative of the OWNER: _______________________________________ (Owner) The Tenant acknowledges that Landlord is being paid by the OWNER. Pursuant to rule 2 13.0003(2), Florida Administrative Code.

Do these really do anything or is it a waste of money? I've been told you can flush them down the toilet every couple of months and it may help the tank to break down solids.

I believe you have to keep records of authorizations to pull the credit reports for like 5 years, in case the applicant challenges the existence of that inquiry. That arises from the statute of limitations of the FCRA: From Wikipedia:

I have all the authorizations--I just happened to write down the info on a piece of paper from her DL and SS card as well to make sure it matched.

Thank goodness the sister had an eviction. Just think if you rented to them and then they became upset about something.

You did the right thing reporting it as you never know.

The person never applied. He called on the phone and when I told him I couldn't rent to his sister, he got angry. So I only have the phone number. It's actually the sister's # because I called back and got her voice mail. He's not doing her any favors by making threats using her personal cell phone.

Well I've already started another thread about the person who sent me a threatening text message today...

I told another person she was denied and she called me back and demanded to have the piece of paper upon which I had written her social & DL#. From my screening I already knew about her arrest for battery so I decided to be cautious and humor her. I went to the rental at the appointed time to give her the piece of paper back and she stood me up.

Ahhh, I see. For some reason I read it as your tenant was trying to get you to rent something to his sister.

I have one idea for you that might cut down on the number of irate applicants you have to deal with. When I give someone a rental application I staple a one page cover sheet to the front which has some information (positive attributes) about the property. It also very clearly lists my rental requirements and policies (i.e. minimum income, no prior evictions, etc etc).

I find that I get less people returning completed applications (probably because they know they won't qualify). However, I also find that people don't really get upset when I have to reject them because my criteria was clearly stated up front.

Just an idea.

Thanks Kyle. I have started handing out my criteria to everyone just to stop the deadbeats, etc. from applying. And I do prescreen on the phone to weed out the unqualified. The person who was irate (not the threatening person) straight up lied on the app about her criminal record even after I gave her the criteria and told her to read through it.

The funny thing is, I'm NOT rude to people on the phone...but what else was I supposed to do when this man kept carrying on trying to get me to rent to his sister, ignoring everything I said. I just hung up the phone, finally. I guess I have to be super nice and understanding from now on so that these over-sensitive types don't get their panties in a wad and start making threats...

Applicant called me and wanted me to rent to his sister, who had an eviction. I told him "no" several times but he would not drop the issue and finally I said "bye" (I could barely get a word in edgewise) and hung up. Then I received a text calling me an @sshole and threatening to throw rocks through the rental's windows.

Just to be safe I called the county sheriff to report it, although they said there's nothing they can do. This is the first time I've ever had this happen, and I hope this person was just blowing smoke. Has anyone else had this happen?

I recently had a rental applicant who had credit history going back at least five years. There were 18 items in collection, none current. But the Transunion report didn't give a FICO score--it said there wasn't enough credit history to generate one. I don't see how this person could not have a score at this point. Do they have to have at least one positive item for the score to be generated?
