Hi we are in two unit condo and are looking for a HOA master insurance policy provider.

Does anyone have a suggestion or a recommendation? Geico/Progressive do not offer them - they offer homeowner's insurance, condo insurance, renter's insurance and etc, but none of them covers the building structure & the common areas. 

Any advice from self-managing investors who handle small multi-family will be appreciated!

It seems like it was a restaurant or a grocery store. I see a few fridges in the front and a kitchen in the back. It must have been vacant for a while. 

Residential units are leased until October but the seller is not requesting to keep them and we would have the right to terminate at closing

That’s exactly what I need to know. The person does have a visa. But in absence of a SSN, whatever legal action we take mag not result in any meaningful recourse. 

For example, all the tickets I got until I got my US license never resulted in “points” nor increase in insurance premium

I feel like an eviction record without SSN may not mean anything to them

Hi, we came across a very attractive deal. It has two residential units + one commercial unit. Residential units are kept well and rented below market. Commercial unit is not rentable, it needs quite some rehab to bring it back to a rentable condition (electric, plumbing, wall…)

The property is priced significantly below the sum of the parts. With 20% down, the market rent from two residential unit will pay PITI. The current rent will pay P&I.

It is in an up and coming location and we could do 1) BRRRR (esp. the commercial unit) and 2) Flip to new construction eventually (if we have the team, the capital and the time. Might be best for syndication as the capital will be significant)

Where do we find a private money lender / a hard money lender to start with?

Hi, we have a brand new floor in our home. Our tenant just moved out and we found the following damages on the floor, the door and the wall. The wall and the door are easy but any ideas on how to fix the floor would be greatly appreciated

Hi, 

We have an Airbnb guest who wants to stay medium-term. The guest has been quiet, polite, and respectful and we are happy to host the guest longer. 

However, the guest does not have a social security number and is looking for a job after entering the country through the green card lottery. I would have no information on the person other than the passport, the deposit, the cash payment, and the lease.  

Speaking as an immigrant myself, immigrants do not want any eviction record on their credit as they are trying to establish a life here, but I am not sure how to facilitate an eviction process for an international tenant with limited information on hand. 

I would appreciate any advice from a host who has hosted international tenants!

 Thanks Andrew! I like you have your own website of rentals with a booking system. I want to do that eventually.

The guest made a settlement for 4 nights on a short-term stay pricing. I am fine with this particular reservation, just quite shocked that this is a possibility when hosting through airbnb.

Indeed I am shocked that I cannot trust Airbnb for the payment collection. I only rely on them for two things: finding the guest and collecting the payment. Vetting the guest, operating the property, preventing a potential eviction is solely at my risk. But if I cannot even rely on them for getting paid for a reservation that has already started, I think they are failing in their core value that their platform offers.
