Easy Storage for the smaller (200 unit or less property) - StorEdge is more robust and pretty clean.  We use both depending on the size and the model.

@Sri Kanth Obviously I cannot answer on their behalf but my guess would be yes, they would take a look at it and give it consideration.  I would highly suggest having your deal ready to present if you do contact them.  At a minimum have a rough draft of your business plan ready so you can speak knowledgeably as to why the deal makes sense for you and for them, your preliminary financial models, supply/demand in your area, what type of storage business model you plan to use, etc.

Maybe a little late here but would be interested.

I have been a licensed mold remediation contractor for almost 20 years and still active in my day job.  Both in Florida and Texas which have state mold regs.  Just a couple thoughts to add.  Not trying to be argumentative here, just hoping to bring some value to the conversation:

  • Mold is a symptom, not a problem.  Address the water/moisture problem first, then remediation.  Otherwise the mold will return.
  • It is unclear in the original post so apologies in advance if I am mistaken here but it sounded like the remediation contractor also performed the initial assessment and will do the post remediation testing.  If so, thats a huge no-no.  Not only a blatant conflict of interest but also a big liability if the situation worsens and ends up in litigation.  A reputable remediation contractor would never perform their own assessments or clearance testing.  And is actually against the law where mold activities are regulated by the state.
  • @Account Closed is correct.  Most people do over react.  I am no alarmist, far from it.  The biggest liability we face as investors with regards to mold is the threat of litigation from tenants.  Unfortunately it usually requires CYA measures which cost a lot of money.

I live here in the Austin area, and I don't invest here.  However, there are some other regions of TX that still have some meat on the bone - relatively speaking.  My partners and I are primarily in the self storage space but will consider other income producing commercial.  PM me if you would like to discuss opportunities.

Agree with @Hai Loc.  Cold calling is a great way to find mom and pops especially in secondary and tertiary markets.  It really depends on what type of facilities you are looking for and in what type of markets.  I have had some good luck with direct mail campaigns as well but it is definitely very competitive.  Lots of brokers and buyers going after the same sellers.  Brokers could be great as well.  Again, just depends on what you are looking for IMO.

David, just to be clear on your question.  Are you asking about buying this lot and putting an actual operating storage facility on it?  Or just a some storage buildings for your own personal use?
