Hey Parker,

I also use the desktop QB version.  I update mine every 3-5 years and have had no problems with sending my files to my accountant to review.  I haven't tried the online version, cause I didn't want the annual payments, but reading the comments above, now I never will try it.

I got some help several years ago from a QB consultant in setting up my system and have been rolling ever since.

@Jered Sturm thanks again for facilitating this Meetup.  And thanks to @Eli Rose for starting the smaller group that preceded this one.  Every month I come away with new ideas and new contacts.  I've met a lot of high quality people and have done two deals with people I've met from these Meetups.

This is not a Job Opportunity, per se, but a Partnership Opportunity.

Hi all. I’ve come to the realization that I’m just not very good at marketing. I’ve been doing direct mail for about the past 6 months, but not consistently and have not learned how to use the CRM platform or automate the process. I have a couple of lead generation websites, but don’t have the time to try and learn SEO. I ran a Google Adwords campaign without much success.

I’m a licensed general contractor and enjoy that part of the process (most of the time). I am looking to partner with someone who is great at marketing, but needs the construction expertise to do deals.

The main areas I am focusing on are single family flips and small multi-family value add properties in the Metro Atlanta area. I have not come to this partnership decision lightly, and will need to have some detailed discussions with any potential partners to make sure our goals and interests are aligned. I don't own any short term rentals yet, but you may want to check out rented.com.  They match you up with PM firms who will guarantee you rent for the entire year and then handle all the Airbnb bookings and management.  I've never used them but went to an informational meeting where they discussed the business model.

@David Stewart, that sucks.  In regards to the liens, unless you were notified by the subs that they were working on the project via a Notice to Owner, they don't have lien rights (assuming you filed a Notice of Commencement).  Unfortunately that doesn't stop them from filing a lien, and you still have to show up to defend it, but without the Notice to Owner, they can't enforce a lien.

I hope your experience with the BBB is better than mine.  I filed a complaint on an unethical cabinet supplier in the past and all the BBB did was send my complaint to him and ask "what do you say?", then send his response of lies to me asking "is this resolved?".  Then send my response back to him.."what do you say?"...."Is this resolved?".  Until I finally gave up.  It was a complete waste of time and made me realize the BBB was worthless.

@Michael J Shabazz, I rehabbed a house in Collier Height, 3092 West Peek Rd.  Bought in '13, full rehab, rented it for a few years and sold it last summer.  Overall I was happy with the sales price, should have listed it higher but was a little nervous because of a low-ball pre-purchase appraisal that I had done by someone who had no clue what she was doing.  

I will say that the CofA Historic Planning Commission was an absolute disaster to deal with; they alone cost me 60 days on the rehab and all I wanted to do was replace a basement window on the side of the house that you could not even see from the street.  I had one of the board members of CHCCA come by the house and I showed him the window that needed to be replaced and his (off the record) advice was just do it and don't tell them, but at that point I had already submitted the application.  I wasn't aware of the tax credits; probably should have applied for those.

OK, was just offering up my opinion.  Also, 2207 Drew Valley was a fully rehabbed house, not a teardown lot.  Good luck with it.

I am not a home builder but I used to live in Brookhaven, so here is my 2 cents.  I think for a lot cost of $360K the builder would need to sell the home for at least $1 million and nothing south of Dresden Rd, or east of North Druid Hills Rd has sold that high.  Techinically this house is in Brookhaven, but not the high end part of Brookhaven.  New build on this block sold for $665K last year, and that is not enough spread for a $360K lot price.

Depending on the sitework, construction cost for a Class A apartment project would run somewhere in the $100/sf range.  That is construction cost only, not including any development costs.

How big is the property?  I recently had a 4/3 with about 3300 sf painted for $3,000, included a small amount of drywall touch up.
