Hello every one. I am back and finally with some good news.   In the year or so since I have last been here. I have taken some time to refine my credit and savings situation.  I have also decided that my plan was to vague to make happen.  I just popped in and did some reading over a month or two. And then jumped in two feet first. And was I completely unready for the reality or real-estate.

I am now going to focus on finding and flipping, With out using my money. If I am right this is called bird dogging.    I have added some people here to my friends list, over time.  And I thought some of their good luck would rub off on me.  Although they all suggested the same things. I had to get off my a$$ and do it.   It has not been the fastest year but I am really feeling good about it.

I posted this in the Starting out Section.  In hopes that some one, who does bird dogging is willing to work with me and truly help me get started.  Fridays and Saturdays are best for me.     In the lower income areas I am hereing about people doing this type of business.  A lot of these homes do  need a lot of work. But I am willing to go as far as it takes. My new goal is bird dogging.   It is fun and tests the skills of a good negotiator.

I have thought about that, and after reading the replies I may have to, but as what was mentioned, I do not want to take on more then I can chew. Kinda like the loaded gun senerios , cause one just may never know

SO if I get a 50,000 mortgage. for 30 years, and get the contract worded the right way. At a payment of 400 a month. It is possible to pay it off relativity early. buy knowing when and how much extra to add to the payment?

"Before you start splitting payments contact your lender to see if such payment will be accepted. If you start out doing that on a payment date you'll have consecutive late payments and can get tagged with late fees that could exceed the interest factor over the two week period, you'll be going backwards. So, coordinate this with you lender before modifying your payment amortization. :)"

Good heads up. My goal is a 30 year loan paid in half the time, or half the time plus a lil. I think If it can be done for close to the same payment it will be worth it. Short term loss is a long term gain if applied right. Much food for thought here.

wow thank you. I am starting to get the "do the numbers first idea",
