i'm forever grateful to people like Robert Kiyosaki through his Rich Dad books whether the characters were fictitious or not.A House is a liability unless it puts money in your pocket is one of the lessons.Another:Mind your own business(start now)

In the other books, the cashflow quadrant is a game changer.

I'm sure both are wise in given circumstances.Flipping gives immediate big profits, while buy and hold offers tax advantages, leverage etc.

True, if the tenants are paying on time  and qualified, keep them and honor the lease.Negotiate with the seller on the mold issue depending on how big a problem it is

Its slow as cash buyers [limited]are the main participants.there is little appreciation and a build up on inventories
