I have seen the performance record page got updated with all their defaults and recovery which was not made public before. Even though numbers are not that bad why display them all of a sudden? Does it mean they are facing more than usual defaults? The borrower of one of the investment I made defaulted recently on a huge loan. Anyone else in same boat?

I got to know that FIG defaulted on multiple huge loans from Ignite funding. What would be the reason for such a successful business to default?

 I agree but due to heavy competition and people overbidding the flip houses I am not sure if I can make anything out of it. That is the main reason for looking into new construction. If you have any such properties to flip please do fwd them to me and may be we can workout a deal.

Hello,

Been a long time lurker here but I decided to test my luck in real estate business, in reality I do not believe in luck and more of a hard work believer but there are times luck proved me wrong. I looked into multiple franchise businesses and so on and I still have my heart in real estate. Here are my questions and need you gurus to help this rookie. I am only looking for ideas around Charlotte region.

I would like to buy a commercial zoned property and develop or buy an existing one and remodel. I want to know pros and cons.

I would buy a residential land and build a custom home as per my idea. I am good at planning and have done my fair research over the years and i have a passion for construction.

I thought about building a duplex or multi family unit but the land prices are insane to build a rental property. The production builder quality is atrocious. I am thinking to not pursue that route.

Please let me know if I am day dreaming or it requires any skill that I am missing? I do not want to shed my money to a builder who makes 200k out of me as I myself want to be a builder. Charlotte is a hot market and prices are extremely high, but I am still confident I can survive. My capital is not in millions, I am at a beginner stage and consider 500k would be my max budget atm as I have investors who trust my ideas which I have never put into reality.
