I recently closed with Cash on a house that I bid on Auction.com. I am currently in the process of rehabbing it and my goal is to keep it as Rental home for years to come (unless, I face any unexpected problems I like to revisit in 5 years from now).

This house is in Harris County less than 15 miles from Downtown, Houston TX.

I am still qualified for traditional lender mortgages as I do have W2 job, great credit history, acceptable DTI that lenders like to see.

Can you recommend any Lenders who deal with Cash out Refinance on Investment property in state of Texas?

Please feel free to provide any input that you think may be useful for me even though it is directly related to the question I posted here. Thanks in advance!!!

I actually do both bank financing, cash in the same order of priority.

I have not thought about owner finance so far to be honest with you. Thanks.

This is my first post here and I try to keep it as much complete and concise as possible.

• I should admit that I am spending too much time going through forums discussions, listening to podcasts since I came across this forum recently & I believe by doing this exercise, I gathered so much valuable information.
• I am interested in purchasing SFR ( around $150K) in and around Katy area near Houston in Texas.
• I am primarily looking at properties either ‘Buy&Rehab&Hold' or ‘Buy&Hold' (like to start purchasing with 1 or 2 properties with a goal to purchase 1 SFR per month in year 2015 if we get good deals).
